Our Asset Management Approach
Most building owners do not have a clear picture of the assets they actually own. Records are scattered across spreadsheets, contractor handovers and whoever has been on site longest. Tekifi starts every engagement by fixing that.
First, we build a single validated asset register. We walk the building, cross-check what is installed against what the records say and tag each asset by criticality, condition and remaining life. This becomes the foundation for everything that follows.
Next, we layer in performance data. Where building management systems and energy meters are already in place we mine that data for clues about which assets are working hard, which are underused and which are heading towards failure. For sites without good data we recommend a cost-effective monitoring approach that pays back inside the first year.
Then we build the lifecycle forecast. This is a year by year plan showing which systems will need investment, when and roughly what it will cost. The forecast aligns with industry standards such as ISO 55001 asset management and follows guidance from the Institute of Asset Management.
Finally we help you stress-test the plan. Where capital is tight we identify which interventions deliver the best risk reduction per euro spent. Where reliability is the priority we flag the single points of failure that need attention first.
The result is a defensible plan you can take to the board and build a budget around. It is also a living document. As assets change, performance data evolves or strategy shifts the plan updates with you.
