BMS Specification, Retrofit and Tuning

When a building owner asks Tekifi to look at a BMS, the work falls into one of three categories.

New build specification. We define what the system needs to do, what protocols it must speak and what data it must expose. The specification is structured so a competitive tender can take place and any one of three or four credible integrators can deliver to the same standard. We use BACnet as the default protocol and require a Niagara, Tridium or equivalent open framework at the head-end. This means the owner is not locked into a single integrator’s product roadmap.

Retrofit and upgrade. Many buildings still run on legacy panels with proprietary protocols and obsolete head-ends. The hardware works but the system is closed, hard to maintain and impossible to integrate with anything new. We assess what can be kept, what needs replacing and what should move to an open layer. The result is usually cheaper than a full rip-and-replace and unlocks data the owner has been paying to generate but never been able to use.

Tuning and optimisation. Most installed BMS systems are running at 60 to 80 per cent of their potential. Sequences are wrong, set-points have been overridden, alarms are routed to nobody and trends are off. We follow CIBSE and ASHRAE Guideline 36 frameworks for sequence verification and produce an action plan tied to measurable energy and comfort outcomes.

Independence runs through all three. We do not resell hardware or hold integrator partnerships, so the recommendations we make reflect what is best for the building over its lifecycle, not what fits the supply chain of any one vendor.
